Register your interest
The first step is to register with us either by calling us on 01395 267163 so that you can let us know your property requirements, or simply register with us online.
The search begins
We will match your criteria to the properties we have available on our database and shortlist a selection of properties for you to consider.
In order to secure a property, we recommend an early viewing.
Accompanied viewings
Our opening hours are: Monday to Friday from 9.00am – 5.30pm and Saturdays from 9.30am – 1.00pm. We will endeavour to make your viewings at a convenient time for you.
Property Application & References
Once you have found the perfect property and your offer has been accepted, we will guide you through our tenant application forms and take a holding deposit to secure the property. The holding Deposit is equivalent to One weeks Rent. Whilst we process your references this will be classed as a holding deposit. When satisfactory references/your credit check have been received, you will then need to pay the remainder of the deposit (3 weeks rent plus £100) this will be classed as your Security Deposit under the terms and conditions of the Tenancy Agreement. If the Landlord should withdraw the property from us this holding deposit will be returned to you. If you withdraw your application, you will forfeit this amount.
The application will provide us with details of your referees, so that references can be obtained and your information will be discussed with the landlord for acceptance. This will include references from your employer and former landlord and then a credit check will be undertaken. Where a tenant is unable to meet the required income the tenant can have a Guarantor agree to underwrite any rent liabilities.
You will need to provide us with:
Proof of identity (A driving licence or passport)
Your addresses for the last 3 years
An Employment reference (Contact Details of your Employer)
Your current Landlord/Letting Agent
If you are Self Employed, your Accounts contact details
Rental paperwork
Once the landlord confirms that they would like to proceed and we have your move in date, we will draw up your tenancy agreement. This then formalises your agreement and is to be signed by both parties.
We will also complete an inventory of the contents and condition of the property prior to commencement of the tenancy. This will be supplied to both the landlord and tenant.
Security deposit
The rental deposit will be reimbursed to you at the end of the tenancy, subject to the details of your agreement and the findings of the inventory check-out report. As per legislation, your deposit will be held by a third party, this being the Deposit Protection Service (DPS).
You will be required to set up a standing order to pay your rent monthly either to C&J Home Rentals or directly to your landlord. We will fill out the documentation with you when you sign your tenancy agreement.
Completion
Once all of the previous steps are complete, we will then be in a position to hand over the keys and welcome you into your new home.
